Prices include – linen, towels and electricity. 

Tenancy normally runs from 3:00 pm Saturday until 10.00am Saturday, but may be flexible by prior arrangement.

Smoking is not permitted inside the cottage.

Dogs must be negotiated for in advance.  The charge is £15 per dog per booking / stay. 

Dog owners must undertake the following:

  1. bring their own dog’s bedding 
  2. not to leave their dog in the cottage alone when going out 
  3. Pick-up after their dog
  4. to pay for the cost of any damage caused (see Breakages below)
  5. Your dog (s) must be kept under close supervision at all times as there may be other guests and their dogs about.
  6. If your dog harms other people or other dogs while on these premises it is solely your responsibility and not the owners of Mill of Nethermill Holidays.

Breakages or damage to cottage or contents must be paid for either, by agreement on departure, or at a later date on receipt of paperwork.

We clean thoroughly between lets, but because time is limited, we ask, as part of this booking agreement, that you leave the cottage as clean and tidy as possible. This is always greatly appreciated.

A non-returnable deposit of £100 per week booked is required to secure a reservation, with the balance due one calendar month in advance of the holiday.   Full payment is required if the booking is made within 1 month of the arrival date.

Since there are adjacent cottages within the Mill of Nethermill property, we kindly ask that you keep the noise level to a minimum in order not to disturb other guests that are also enjoying their holiday. We also ask that you maintain “a shoes off policy” while inside your cottage.

There are several retaining walls and fencing that safe-guard our guests from potentially dangerous areas. All guests including children MUST NOT play or climb any of these structures.

Children must be supervised at all times especially around the Tore Burn and Nethermill Bridge.   Care must also be taken by all parties taking the stairs to and from Tore View, and within the cottage.  Children are not permitted near the Culvert.

Cancellation:  In the event of cancellation, every effort will be made to re-let.  But if a new let cannot be found the following charges for each week booked may apply:  Notification of cancellation prior to arrival:

60 Days or more – deposit charge
30 – 59 days – 50 % charge
Less than 30 days – full rental price

The hirer warrants that the property let is to be used for the purposes of a holiday and so accepts that the letting is a holiday let to which (Section 12 (2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 applies, namely “a tenancy the purpose of which is to confer on the tenant the right to occupy the house for a holiday”.

The owner accepts no liability for any act, neglect or default on their part or any other person not employed by them or under their control, nor for any accident, damage, loss, injury, expense or inconvenience to either person or property which the tenants, or any other person, may suffer or incur arising from, or in any way connected with the tenancy.  The owners accept no liability for loss or damage to the tenants possessions on the owners land or property.
